When you have your home custom designed, you can ensure that both you and your home are heading in the right direction.  This starts with making sure your new home has an optimal orientation on your block of land.  We are very lucky in Perth that we have some of the best weather conditions anywhere in the world.  It just makes sense that your new home would be designed to make the most of these conditions.  So what do our designers take into consideration?

The orientation of your home is crucial when it comes to maximising it’s energy efficiency; making sure that your ongoing energy usage and bills are minimised.  It also means that your home will be more enjoyable to live in.  Where possible, living areas should be located to the northern aspect of your home.  By doing this, your home will get the most natural light during the day.  In winter, when the sun is lower in the sky, it will also help to warm your home and reduce heating costs.  Having bedrooms on the eastern aspect also reduces buildup of heat from the western sun in the afternoons; making them more comfortable to sleep in.

We all know that summer in the west can get pretty hot at times.  Having your garage on the western corner of your home will help to shield the rest of your home from the heat.  Also having non-living/utility rooms such as laundries, bathrooms etc on the more western side makes sense.

Now, not every block of land is going to have the best orientation and while a project home may fit on the block, it may not give you the best in overall performance.  Even ‘flipping the design’ may make some improvements but, generally, you will need to spend more money on insulation and other remedies to get your home to comply with council energy requirements.   It may also result in the overall flow and functionality of your home being compromised.
