Traditionally, we recommend allocating around 50% of the overall budget to the land and 50% to the home build itself. This approach typically provides enough flexibility to create a home with the size, design, and level of finish most families are looking for.

However, we’re seeing a noticeable shift across the market. As land prices continue to rise in many high-demand areas, more clients are finding a larger portion of their budget tied up in the block itself, leaving less available for the home build.

This can impact the size, specification, or overall design originally envisioned for your home, but with the right planning and advice, there are still smart ways to achieve a great outcome.

One option is considering different suburbs or emerging estates where land still offers strong value. Sometimes, a small change in location can make a significant difference to the overall budget, allowing more flexibility in the home design and helping clients create a home that better supports their long-term lifestyle goals.

Another approach is refining the scope of the build itself. This could mean simplifying the floorplan, reducing overall square meterage, or selecting finishes that are more budget-conscious initially. While it may not tick every box of the “forever home” straight away, it can be a strategic step toward securing the right location and entering the property market sooner, with opportunities to upgrade or renovate in the future.

It’s also important to remember that every block is different, and site conditions can have a significant impact on the overall build budget. Factors such as earthworks, retaining requirements and site access can all influence construction costs, and should be considered early in the planning stage.
