It might be something you’ve seen online, in a display home, or in a brochure. The layout looks perfect, the rooms seem well positioned, and you can already imagine living there.

But here’s something most builders know from experience: the first floorplan you fall in love with is rarely the one you actually end up building.

And that’s completely normal!

The early stages of designing a custom home are about exploring possibilities. A floorplan might look ideal at first glance, but once we start tailoring it to your specific block, lifestyle, and budget, small adjustments usually make a big difference.

One of the biggest influences is your land. The orientation of your block, slope, access points, and council requirements can all affect how a home should be designed. For example, we might shift living areas to capture better natural light, reposition windows for privacy, or adjust the garage placement to suit the driveway.

Another factor is how you actually live day-to-day. During the design process, we often ask questions clients hadn’t previously considered. Do you entertain often? Do you need more storage? Would a larger kitchen or open living space better suit your lifestyle? These discussions naturally lead to refinements in the layout.

Budget can also play a role. Some design features may look great on paper but might not provide the best value once construction costs are considered. Refining the plan helps ensure you’re investing in the areas that matter most.

The good news is that these changes almost always improve the design. Many homeowners tell us that the final floorplan, after thoughtful adjustments, ends up being far better than the original plan they started with.
