Next, start thinking about finishes. Research kitchens, bathrooms, flooring, lighting, and colour palettes. Even if you don’t lock anything in yet, having a clear idea of a style that appeals to your target market, and what you do and don’t like, will make selections much smoother once the build process begins.
Another crucial step is getting finance pre-approval. While you can’t settle on land until titles are issued, pre-approval gives you clarity on your budget and borrowing capacity. It also allows your builder to guide you toward designs that realistically fit your financial goals.
Finally, use this time to educate yourself. Learn how the process works, ask plenty of questions, and gain a clear understanding of what to expect once your land is titled.
What Not to Do
The biggest mistake you can make is pushing to sign a building contract before land titles. While it can feel productive, this can actually put you at risk. If the land registration is delayed, you may be liable for price increases due to rising construction costs, material changes, or expired pricing validity.
