One of the first items is how much do you want to spend on your new property. This amount will vary depending on whether this is going to be your dream home, a step on the property ladder, or an investment property. There may also be a difference between how much you “want” to spend and how much you “can” spend!
As your builder, we can help you to come up with a design and specification that suits both your brief and your bottom line. How? It’s all about getting to know what’s important to you as our client. Like entertaining? Let’s focus on areas such as the kitchen, living and alfresco. Are you a shift worker? Perhaps we need to look at double glazing and block-out blinds on the master bedroom windows. Is your investment property in a university catchment area? Maybe we can add study spaces and make sure the property is NBN ready.
What you can do is make a list of “must have”, “if we can” and “wish list” items that will help you focus on where you want to spend your money. From experience, we can then suggest options to create “what” you want at different price points.
We all want great value for money when we purchase something; especially when it is one of the largest purchases that we make in our lifetime. So, it’s important that, as your builder, we are in the same budget ball park when we design and quote on your new property. It’s also a great idea to have a buffer; that little bit extra up your sleeve for those things outside of your building contract such as utility connections and new furniture.
