Universal Accessibility

Universal Accessibility

For property investors, ensuring your new build aligns with both market demand and NCC Universal Accessibility Regulations is crucial. Poorly planned layouts can limit tenant appeal, reduce functionality, and even breach compliance requirements.

While the transition period for the NCC 2022 is ending on the 1st May 2025, and the introduction of the subsequent NCC 2025 is imminent, there is some confusion around exactly what universal accessibility regulations will look like moving forward.  Here are some ideas to future proof your investment property.

Well-designed homes attract a broader tenant pool, including families, professionals, and those requiring accessible living. With regulations looking to mandate step-free access, wider doorways, and functional circulation spaces, accurate measurements are more important than ever.

Key measurements for compliance and livability include:

  • Master bedroom dimensions at least 3.6m x 4.2m ensures accessibility for all tenants.
  • For minor bedrooms, a minimum of 3m x 3m provides adequate space for flexibility and resale value.
  • Lounge to TV distance a minimum of 2.5m-3.5m for optimal viewing and at least 1m around furniture placement for access.
  • Wider hallways and doorways for accessibility.
  • Allow 1.2m between kitchen benchtops and islands for wheelchair maneuverability.
  • A minimum of 1m around dining tables to allow easy movement.

Key accessibility features include:

  • Step-free entry for inclusivity and compliance.
  • Reinforced bathroom walls for future grab rail installation.

By planning your space with these considerations, you’ll future-proof your investment and attract long-term tenants.
