These are what you need to know before you purchase the block you’ve had your eye on.

One of the most important things to review is the developer’s covenants or design guidelines. These can significantly influence your home design and budget. For example, some estates have acoustic requirements if the land is near main roads, which may require upgraded glazing or insulation. Similarly, Bushfire Attack Level (BAL) ratings can dictate specific construction methods and materials, higher BAL ratings can add considerable cost to your build.

Utilities are another critical factor. Don’t assume your block is fully serviced. Check whether water, electricity, sewer, and gas are connected and ready to go. Many newer estates are moving away from gas altogether, which may impact your appliance selections. If utilities aren’t available at the start of construction, you could face additional costs for temporary solutions like water carting and generators.

Sustainability requirements are also becoming more common. Developers may require provisions for electric vehicle (EV) charging or installation of rainwater tanks. While these are great for long-term living, they can influence your upfront costs and design decisions.

It’s also worth understanding what’s included in terms of fencing and landscaping. Some estates provide front landscaping only, while others may include partial fencing or none at all. There may also be strict guidelines around plant types and completion deadlines.

Finally, pay close attention to aesthetic controls. Many developments enforce specific colour palettes, materials, and façade treatments to maintain a cohesive streetscape. This can limit your design choices, so it’s important to ensure your vision aligns with theirs.
